We have equity capital available for short term real estate backed lending. Typical is second position loans to a maximum of 85% of loan to value, with payback within 6-12 months. Interest ranges from 8-20+%, with a 1-3% up front fee deducted from the loan; variable based on track record of borrower, deal specifics, and property location.

Joint Ventures – Single Family

Targeting single family homes in strategic growth locations in Edmonton, with immediate renovation and other value add opportunities. We purchase the property, complete renovations that include a legal basement suite, and then refinance to hold for a minimum of five years, with longer term in mind. See past projects here.

We will co-invest equity, provide mortgage financing, experience, knowledge and connections into these type of transactions. We primarily look for partners who have equity they would like to contribute and where you’re looking for a passive interest in real estate where we do all asset management and report to you on a quarterly basis.
